The beem Light Sauna project was a first-generation build-out within the mixed-use One River North building, featuring 1,746 square feet of modern finishes and advanced technology to support beem’s red light therapy treatments. The facility includes six full-service sauna treatment rooms and two specialized red light therapy chamber rooms. This innovative therapy helps relieve chronic pain and supports the body’s natural recovery process. The project was a tremendous success thanks to our partners at Rhino 7 and JLL.

Happy Bakeshop

Located in Denver’s vibrant Highlands neighborhood, Happy Bakeshop is a beloved local bakery known for its award-winning cupcakes—featured on The Today Show and in numerous trade publications. Snyder Building Construction partnered with KCA and transformed a former storage space into a beloved neighborhood sweet spot.
Happy Bakeshop renovation consisted of the transformation of a narrow, shotgun-style storage space into a fully operational 900-square-foot bake shop with an additional 900 square feet of basement storage. The compact yet efficient layout includes a full-service kitchen, dishwashing area, sales counter, dry-goods storage, walk-in cooler, restroom facilities, and a cozy on-site dining area. KCA served as the architect for this project, creatively maximizing every inch of space to support Happy Bakeshop’s thriving business and community presence.

This tenant improvement project, located in the newly constructed mixed-use core and shell at 9th and Colorado, marks the fourth Colorado location for the growing Light Lounge franchise, which now boasts ten locations nationwide. The design embraces a minimalist aesthetic with finishes that complement the therapeutic environment, along with integrated 24-hour access control to provide patients with flexible scheduling options.
